As of April 20th 2010 Ian Lazarus has been brought on by developers Steven and Angelina Kates as Project Manager to run the Sales and Marketing effort for their condominium development, The View at 101 Boardwalk, Atlantic City, NJ. ” This is an amazing opportunity for me to be involved in this development since starting my real estate career just down the boardwalk at the Flagship Condominium in 1986.” said Ian Lazarus
Lazarus started his career in high-rise condo sales at the Flagship Condominiums with Park Place Realty before becoming Broker of Record for Ocean Club Realty the marketing arm of the developers of the Ocean Club Condominiums at Chelsea and the Boardwalk. Albert Gardner, general manager of MLM Associates hired 26 year old Lazarus to run the sales operation after sales slowed down after the October 1987 Stock Market Crash. “Ian was exactly what I needed down on the line, lots of personality and energy with a development and finance background.” Gardner said.
After the sellout of condo apartments at the Ocean Club, Lazarus and Gardner teamed up to start Atlantic Properties/ Better Homes & Gardens Real Estate in the lobby of the 5000 Boardwalk Condominium in Ventnor. We enjoyed a nice run with the business breaking into the downbeach boardwalk condo market. The Better Homes & Gardens name and repretation was a big help changing our image from a condo company to a full service real estate firm.
As luck would have it Ian was up on the boardwalk in front of the Ocean Club a few weeks back and ran into Al Gardner. Al starts talking about his relationship with Steven Kates and the progress of the project and said this will need a guy like you to get it off the ground. Within days Al, Ian and his son and partner Rami were investigating the property floor by floor. Over the next couple of weeks and rounds of negotiations they were able to strike a deal. “Besides the fact this building sits on one of the most beautiful pieces of property on the east coast, it will also be affordable so both second home owners and Atlantic City area residents can live on the beach and boardwalk.” Lazarus said.
Ian will be formulating all of the initial financing arrangements, setting the first level of pricing, as well as the kick off marketing campaigns for the summer. Rami Lazarus will be the developments Director of New Media Marketing, handling everything from website development, video productions, electronic communications, all internet marketing. ” With more than 85% of real estate buyers starting their home search online we need to have The View exposed digitally. ” said Rami.
The View at 101 Boardwalk will consist of 364 residential condos and six commercial units. The 10 story building is located at the northeast most point known by locals as “Northbeach”. The beach is protected by a large rock jetty just out in front of the building. The views from building are the best because just about every condo has a water view, either direct oceanfront, the inlet waterway, the marina out by Trump’s Marina or the bay out at a distance. Looking south the Atlantic City skyline views are mesmerizing.
Soon we will be kicking off the sales. The Consumers will like the prices as well as low condo maintence fees that include utlities and reasonable taxes. Steve Kates has promised to keep the property as affordable as possible. He has always dreamed of living on the ocean and his dream is becoming a reality day by day.
