An oceanfront property in the South Inlet and residents hope the new owners will make needed improvements while the owners plan a condominium conversion.
The Waterside Apartment complex at 101 Boardwalk sold for $23,336,900 on Feb. 16, 2007 according to property records.
The seafoam-colored (green) property built in 1962 and angled toward the ocean, has fantastic views. And because the nearby Absecon Inlet jetty has accumulated sand behind it, tenants essentially have several hundred feet of semi-private beach.
The 10-story, 365-unit building was bought by 15-35 Hempstead LLC and Jackson 299 Hempstead LLC. New York State records it is owned by New York City developer Steve Kates and his wife, Angelina.
Kates has told the residents he plans a condominium conversion, starting with vacant units. The drop ceilings would be removed, carpets replaced with hardwood flooring, and kitchens upgraded. The units would then be sold or rented.
Kates also reportedly wants to bring back now-empty stores on the Boardwalk as well as fix the leaks and replace some windows. Kates has also been addressing security and maintenance issues.
Thing have been progressing slowly but things have been starting to happen. Fire safety issues and well as exterior sealing and painting will be completed shortly. said Kates

The owners of this building are trying within the last year to do the right thing as far as getting everything up to par and addressing all the issues that where inherited with the building. while progress seems slow its not at a stand still as some folks suggest.Steve don’t stop. the location is amazing!
